Campground rates vary based on season and what facilities they offer. Generally you can expect to pay between $7 and $175 per night.

Commonly found facilities can include an on-site convenience store, playground, swimming pool, BBQ pits, picnic tables, electric, water, sewer hook-ups, washer, dryer, and even showers. It will vary what facilities, if any are found depending on the campground.

Dry camping means you are camping without any electricity, water or sewer. Being without an RV hookup does not mean being without the RV’s amenities. The length of time an RV can go before it needs to be recharged, (water, sewer & battery) will vary depending on the RV. Batteries can go dead as quick as a few hours depending on the use. You can use the generator for electricity. Electricity will be limited. You can use the kitchen and bathroom facilities, though you will have to periodically fill your fresh water tank and dump your black and gray wastewater tanks in approved facilities. The units are self-contained and depending on usage and duration your time between these needs will vary. Showers take the most water. Holding tanks also vary based on use.

Yes, however notify us, in case traveling to locations with harsh winter weather, our RVs will have to be “winterized” for you. This means we have completely drained the water and holding tanks. This will include water pipes, toilet, fresh water tanks, sink, shower, external shower, hot water heater and holding tanks. This will prevent the tanks and pipes from freezing and bursting. Once the RV rental is winterized, water cannot be put into the fresh water tank and it cannot be hooked-up to the city water supply. Therefore, water is no longer available in the motorhome. The toilet, however, can still be used as long as windshield washer antifreeze is poured down to rinse.

You can also chose to have your rental RV “de-winterized” (so that you can use your sink, shower, and toilet) You will need to exercise extreme care while traveling in a “de-winterized” motorhome during frigid weather. You will need to run the heater at all times to protect the tanks and pipes from freeze damage, or in extreme cases you would need to put RV Anti-Freeze in the water and holding tanks (by doing so, you may not use any water systems). If the pipes or tanks were damaged from freezing, it is considered negligent damage and you will be responsible for the full cost of all repairs. Generators provide your RV with electrical power when you are unable to “hook-up”. This enables you to use the electrical components (microwave, tv, outlets, etc.) no matter where you choose to park your RV.
Note: Lights will work without the use of a generator as these operate off of the auxiliary battery. Your fridge, stove, heat and hot water work off of propane.

25 years of age or older and possess a valid driver’s license and insurance. No special endorsement is needed.

Pets are okay! However, you will be charged a nightly “pet on board” fee. This will be waived if you pet is a service dog.(Must contact us for promo code) If renter agrees to clean up after their pet and return RV in same condition as received(no pet hair), or be subject to a cleaning fee up to $300. Many of our renters have pet allergies so be careful to remove any pet dander before you return the RV. We appreciate any advance notice that your furry friend will be along for the ride.

If this is your pet’s first RV trip, let him acclimate to the RV and find a space of his own before you begin travelling. Bring some of your pet’s favorite comfort items: pet bed, familiar blankets, toys and treats. Do not leave your pet alone in an unregulated RV. Extreme temperatures inside your RV can make your pet ill or even cause death. Make frequent stops while on the road. This is a great time to stretch your legs and as well as your furry friend’s.

When at the campground:

-Make sure you clean up after your pets.
-Keep your pet’s medical records, vaccinations and vet’s phone numbers close at hand.
-Keep an ID collar or tag on all pets just in case anyone gets away.

Smoking is prohibited in all RVs, a strict fee of up to $300 will be assessed for smoking in any RV rental. No exceptions.

A valid driver’s license is required. You do not need a CDL or special endorsement to drive our RVs. We may run your driver history through the DMV though, and if you have any recent violations other than minor traffic stops, we may ask you about them and/or deny your application.

No, we do not recommend this. It is difficult to know if the water is potable when you fill the tank at a variety of locations. We recommend you use bottled water for drinking and cooking. The water from the tank is fine for washing and bathing.

Many campgrounds will have various options for electric hookups. All of our RVs need a 30 AMP hookup. If the campground only offers a 110v/15AMP (regular household outlet) then you can still use that to power everything except the air conditioner, coffee makers, microwave, it will vary.

Most RVs are equipped with TVs, check listed RV amenities before booking.

There is tax on the RV rentals, including packages you order. Renter agrees that he/she will return the RV in the same condition as he received it (excluding normal wear). A fee of up to $300 will be charged if the interior of the vehicle has not been cleaned(Including pet hair). Damages or loss of property will be paid for by the renter.

No, although we do offer optional add-ons to make your experience more convenient and fun!

The Wilderness Me Kit cost $15.00 per person for the duration of the trip. It includes a toothbrush, toothpaste, hand soap, shampoo, conditioner, mouthwash, razor, shaving cream, and lotion.

The Bedding Base Camp Package costs $10.00 per bed for the duration of the trip. It includes a sleeping bag or comforter, pillow, pillowcase, flat sheet, bath towel, & washcloth. All items must be returned at end of trip.

The Summer Camp Kitchen Kit cost $30.00 for the duration of the trip. It includes a *Keurig coffee maker, *tea kettle, pots, pans, cooking utensils, dish soap, sponge, trash bags; disposable: cups, plates, bowls, napkins, paper towels, & eating utensils. All non-disposable items must be returned clean at end of trip.

The Timber Package costs $25.00 per rental, also for the duration of the trip. It includes firewood, a small charcoal grill, outdoor table, disposable table cover, two foldable camping chairs. All non-disposable items must be returned clean at end of trip.

Rental RVs are equipped with the following basic items:

Fresh Water Hose, Sewer Kit, Gloves, Broom and Dust Pan, RV Toilet Paper

Most RV Owners will include 2 rolls of special RV toilet paper. DO NOT use toilet paper from your home or flush wipes. It WILL clog up the Black tank valve since it does not dissolve when it gets wet.

Our secure payment system handles all payments and security deposits, so you don’t have to worry about paying cash to RV owners. Metal Tents releases the funds directly to RV owners.

Metal Tents accepts Visa, MasterCard, American Express, and Discover Card.

Payment by check or cash is not accepted. This payment policy is very strict and is enforced for your security, there are no exceptions.

When you book an RV, you’ll pay a security deposit. The amount of the deposit will vary depending on RV owners. Metal Tents will hold these funds until the end of the rental. You will receive your security deposit back within 10 business days if there are no damages or missing items. If there are any damages or missing items the security deposit funds will be released to the owner to pay for the damages.

Yes you may, but no refunds will be made for early returns or late pick ups.

Cancelation fees are based on pickup date. You may cancel your reservation up to 3 days prior to the pick-up date with no cancelation fee charged; and you will be refunded your reservation as well as your down payment.
If you cancel between 0 days and 3 days prior to pickup there is a $100.00 fee, the rest of the money will be refunded back to your bank account.

You will set your rental price to include a specific number of daily miles that will be included with the rental. Most owners allow 100 daily miles per day with their rentals. Any additional mileage will be charged a per mile fee. The average fee is $1.00 per mile for any mileage overages.

It’s very rare, but damage can occur. We ask our renters to treat the RV just like it was their own. Although, we understand that accidents can happen and if there is damage to the RV the security deposit paid by you along with insurance should cover all repair costs so there’s no out of pocket expense for the RV owner.

If your RV rental breaks down, notify Metal Tents before approving of any repairs or towing. If  Metal Tents has not approved repair costs, the renter may not be reimbursed the cost of the repairs.

We regularly maintain RVs. The customer is responsible for checking engine oil, fluids, and coolant levels at each refueling, as well as reporting mechanical failures immediately. Instructions and procedures for maintenance expense reimbursement are provided at rental. Customers may be held responsible for mechanical damage due to negligence in vehicle operation or failure to provide normal maintenance.

Motorhome Insurance
Renters of a motorhome are responsible for providing a full coverage insurance binder or endorsement on the motorized rental units (MHs). We will assist you by sending a Binder Request Form to your Auto Insurance Agents office with all the details of the RV you are renting that they will need. You will be given the opportunity to choose to increase the minimum liability limits to a higher amount (with a fee). Ask your Rental Agent!

Travel Trailer Insurance
Travel trailer insurance is different. The primary insurance policy is included in your nightly rent and your automobile insurance policy will extend liability to the trailer while you are towing it. We will send the form to your agent which lets them know you are renting our travel trailer and the dates of your rental term. You will need to provide us an Insurance ID card with your current policy # for the vehicle you are towing with. Whatever you’re renting, we make it easy by helping you contact your insurance company with the request forms needed.

Notify Metal Tents immediately.

Get copies of all the police reports including the case number.

Get all the information of the other party (if there is one) and their information details.

Get contact information for any witnesses (if any).

If there is an item from your RV rental that ended up in your belongings, contact us.

Metal Tents will notify the RV owner. You can choose to ship or personally delivery the item. Whatever is more convenient.

If not possible, the security deposit paid by you along with insurance will be used to cover all replacement costs so there’s no out of pocket expense for the RV owner.

Contact Metal Tents with a description of your missing belongings. If any left items are reported by an RV owner, we will automatically make a reasonable effort to contact renters.

We will ship items back at renter’s expense. If we are unable to reach renters, the items will be placed in our Lost & Found. Any items that remain in the Lost & Found will be donated to charity or discarded after 60 days.

We are happy to make some changes to your current reservation, please contact us in advance of the original rental pickup date. However the change may require a rate adjustment based on current rates in effect at time of change. Changes are subject to current availability. If you shorten your rental within 3 days of the original rental pickup date, you will be charged a $50 change fee. If you wish to add extra days your rental, you won’t be charged an extra fee beyond the cost of the daily rental rate.

Changes can be denied to a reservation once the cancellation deadline has passed.

It’s absolutely free of cost to you to list your RV for rent with Metal Tents. There are no hidden cost to get started. When a rental is booked through Metal Tents a small commission comes out of each booking to help cover the cost of running the website. Metal Tents only makes money when you make money.

We accept all types of RVs, Class A, Class B, Class C, Travel Trailer, Utility Trailers, Toy Haulers, Fifth Wheel Trailers, Teardrop, Folding Campers, and Truck Camper. No matter what type of RV you have you will be able to successfully rent it on Metal Tents.

When you rent out your RV,  you’ll set a security deposit  for each rental. Metal Tents will collect the security deposit from the renter. If there are any damages or missing items the security deposit funds will be released to the owner to pay for the damages or replacement of items.

When you rent your RV with Metal Tents you can still use it anytime you want. You’re always in complete control. In advanced mark off the days you are planning on using your RV on your calendar so that you don’t get rental requests for that time. Metal Tents is all about helping you make some extra money renting your RV when you aren’t using it.

You have control of setting your price, price can even fluctuate depending on season or number of days rented out. You can look at comparable RVs in your area and price your RV similarly. Here’s some general pricing: Travel Trailers $65 to $175 per day, Class C $115 to $250 per day, Class A $125 to $300+ per day. You want to price your RV competitively, not too high nor too low. If you need help with pricing we’ll help you find the perfect price to maximize your income.

The income taxes for RV rentals can be a complex issue, especially if you own multiple RVs. In general, income earned by renting out your RV is taxable. Metal Tents keeps track of your yearly income and makes the information available at the end of each year for reporting purposes. Whether you plan to file your income taxes yourself, or hire a professional, make sure you keep extremely detailed and organized records of your income and expenses. A tax software program can help you do your own taxes and save you money. Alternatively, hiring a tax expert can also be highly beneficial, both for the time savings and potential cost savings. You should make sure that you hire someone that deals specifically with rental properties and is familiar with the rules and regulations associated with operating such a business. It is also possible for you to file your RV rental taxes yourself, especially if you only have one RV, but make sure you keep detailed and organized records of your income and expenses.
